The agent playbook

CondoBase pays agents for work they already do: finding a unit, showing it honestly, and handling the move-in. This is the manual — claim your name, win the unit, charge for a service, film the walk-in, and show the badge that proves who you are.

1Become a CondoBase agent

Signing up takes about 30 seconds. You choose the agent role, claim condobase.asia/yourname, and your public page is live — photo, description, coverage, services, contact.

  • Your visit-card page, your listings and your inbox are free. No subscription, no listing fee.
  • Viewings, applications, e-sign contracts and printable flyers are included.
  • You set your own flat commission on a rental deal, and you keep all of it.

Claim your name

2Win the unit

A listing only exists because an owner said yes. Most condos in your city have an owner who is elsewhere — that is your opening.

Walk the towers you know

Go up, look for dark windows and doors that are never opened, and ask the building office who handles the empty units. Half the time the answer is a phone number.

Answer the requests you already get

Landlord requests land in your dashboard for the cities you work in. Apply with a short intro and your fee — the owner picks from their email.

Turn a viewing into a mandate

An owner is most convinced right after a viewing that went well. Ask then, in writing, and put the unit on CondoBase the same day.

3Charge for a service

Managing somebody else's unit is paid work. Offer it in each city you cover, price it yourself, and let owners find you instead of chasing them.

  • Short-stay management — calendar, guests and turnover
  • Cleaning and turnover between guests
  • Guest check-in and handover
  • Maintenance and repairs
  • List a unit for rent

Price it as a percentage of the booking, a monthly amount, an amount per stay, or free while you collect your first reviews. CondoBase takes no cut of it. On a rental deal the commission is your own flat fee, never above 70 euro.

4Film the walk-in

One uncut take from the street to the last room. The viewer should finish it knowing what it feels like to arrive, walk in and stand in the unit — without taking a day off work to find out. Do not cut away from the corridor or the small bedroom: the parts an edited tour hides are the parts a client travels to check.

The route, in one take

  1. 0:00

Stand on the street and show the entrance a visitor will actually use. Hold still for a moment before you walk.

  2. 0:15

Through the lobby, past the guard, to the lift or the stairs. Say the building name once.

  3. 0:35

Walk the corridor at a normal pace to the door of the unit. Keep rolling — this is the walk nobody films and everybody asks about.

  4. 0:55

Open the door and step in. Living area first, then the kitchen and dining, then the bedrooms.

  5. 1:20

Bathroom, storage, balcony and the view. Pause at every doorway so the viewer can see how the rooms connect.

Rules that hold up

  • About 90 seconds to 2 minutes. Complete beats short.
  • Shoot horizontally. Room width and layout read better than in a phone-shaped frame.
  • Use daylight and turn the lights on. Never shoot from a dark room into a bright window.
  • Move slowly and keep the phone steady. Pausing is cheaper than editing.
  • Keep the room sound. It tells the truth about the street and the neighbours; music does the opposite.
  • Show every room, the bathroom and the water pressure included. A small room shown is worth more than a defect discovered on arrival.

Publish it on the listing

Upload the file to the listing or paste the link — a Mux upload or a Facebook video both work. Label the unit and the date you filmed.

Listings with a video are marked as a video tour on the site, and you can mark yours as a walk-in, uncut, so clients know it is the real route.

What this actually buys you

Published guidance agrees on the route — start outside the door and walk it as if for a private showing. Nobody has measured that an uncut take converts better than an edited one, and the one large study of virtual tours found no price gain and a slightly longer time on market. So treat the walk-in as a completeness standard: it shows you are hiding nothing and it filters out the clients who were never going to sign. Do not promise that it replaces the viewing.

5Show the badge

Once your identity document is on file and your email is confirmed, you get a badge to paste onto your own site, your flyers and your listings. It is re-checked every time it loads, so it cannot be faked and it stops working if your verification does. The page behind it says exactly what was checked.

How the badge works

The work is real. The tools should be free.

During the beta CondoBase takes no commission, no listing fee and no cut of your service work. You keep the client relationship and the money. In return we ask for the thing that makes the platform worth anything: honest listings, honest videos and honest availability.
