For sale — the business, not just a site

Six city condo markets, one complete platform, one wire transfer.

CondoBase is a live, fully-built marketplace for condo rentals and sales across Bangkok, Pattaya, Manila, Cebu, Da Nang and Saigon — verified agents, self-custodial crypto wallets for every account, AI-assessed property analytics, 7 languages server-rendered, and a crawler-visible catalogue. This page is the acquisition memo: the market it enters, what is in the box, how it earns, and what it costs. Offers start at $10,000 — highest clear bid takes it.

The market, stated honestly

South-East Asia's condo beta is happening today and every incumbent portal still treats it like classified ads: an unverified photo wall with a price nobody can explain. Where others list units, CondoBase surveys the towers and structures the deal. What follows is a source-backed read of each city; where a figure could not be verified, we say so instead of rounding a guess.

Bangkok

incumbent portals: Hipflat & DDproperty (both Dot Property Group)

Sale price — 236,000 THB/m²

market-wide new-sale average · Knight Frank Thailand, 2025 outlook

Monthly rent — ≈23,100 THB/month

1-bed asking average · PropertyScout live listings

Ownership rule: Foreigners hold condo freehold up to a 49% foreign quota per project (JLL, 2025).

Transaction flow: 116,439 condo ownership transfers in 2024 nationwide (Colliers Thailand) — Thailand alone moved ~THB 297 bn of condos last year.

Pattaya

incumbent portals: Hipflat, DDproperty, FazWaz

Sale price — 59,000–177,000 THB/m²

live asking range, submarket-dependent · FazWaz portal listings

Monthly rent — ≈21,900 THB/month

Chonburi 1-bed asking average · PropertyScout

Ownership rule: Same Thai 49% freehold quota; Pattaya is the most foreign-owned condo market in Thailand.

Transaction flow: No city-level transfer series published — Thailand national figure above covers it.

Manila (Makati/BGC)

incumbent portals: Lamudi & DotProperty (both LIFULL Connect)

Sale price — no defensible CBD-wide average

premium Makati listings reach ₱440k/m² · DotProperty live listings

Monthly rent — not converged

range varies widely by tower & furnishing · explained in footnote

Ownership rule: Condominium Act (RA 4726): foreign ownership capped at 40% of a project.

Transaction flow: 10,800 Metro Manila units launched in the first three quarters of 2025 (Colliers Q3 2025) — launches, not transactions.

Cebu

incumbent portals: Lamudi, DotProperty

Sale price — ≈₱164,000/m²

1-bed median asking, Cebu IT Park · DotProperty portal listings

Monthly rent — ≈₱30,000/month

1-bed asking example · DotProperty listings

Ownership rule: Same Philippine 40% project cap.

Transaction flow: No published national condo transaction count — collected honestly, not invented.

Da Nang

incumbent portals: Batdongsan.com.vn (PropertyGuru-controlled)

Sale price — ≈87.5 m VND/m²

current Hai Chau district listing · DotProperty listing

Monthly rent — ≈23 m VND/month

1-bed 50 m² listing example · DotProperty listing

Ownership rule: 2023 Housing Law (eff. Aug 2024, Decree 95/2024): 30% foreign cap per apartment project, typically a 50-year ownership term.

Transaction flow: ≈580,000 real-estate transactions in Vietnam 2025, of which 138,744 are apartments & houses (Global Property Guide) — broader than condos.

Saigon (HCMC)

incumbent portals: Batdongsan.com.vn (PropertyGuru-controlled)

Sale price — 82 m VND/m²

citywide primary average, Q2 2025 · CBRE Vietnam

Monthly rent — ≈30 m VND/month

premium District 1 48 m² example · DotProperty listing (The Marq)

Ownership rule: Same Vietnamese framework: 30% project cap, 50-year term.

Transaction flow: Same Vietnam-wide transaction pool as Da Nang — and Saigon is the largest single market inside it.

Measurement note: every rent and price above is a portal asking or research-house figure, not a closed-sale audited index; where the source says so, so do we. Incumbent portals are not always independent of each other (Philippines' two big brands both sit in LIFULL Connect's portfolio) — itself part of the pitch: consolidation has happened before us, and the next consolidation wave can pick up the one platform already doing verification, escrow and wallet-native deals.

Everything in the box, working today

This is not a prototype with a waitlist — it is a running platform. Every item below is deployed code a new owner takes over, not a roadmap promise.

Verified agents, end to end

Government-ID (KYC) verification queue, agent profile visit-cards at condobase.asia/<name>, clickable public ratings built only from real stays, referral tracking built into the signup flow.

Wallet-native deals (Privy)

Every renter and agent gets a free self-custodial crypto wallet at signup. Escrowed deposits, e-sign on the contract with one tap, payouts land in the wallet, local-exchange off-ramp explained to agencies that have never held crypto before.

AI-assessed property analytics

Per-tower market assessment engine: estimated market value with a confidence band, transport-access score, trend-from-comp bars, a recommendation list — surfaced in the dashboard and on the listing screen.

Honest-data catalogue, crawler-visible

44 towers researched in person (floor-by-floor), server-rendered so every tower URL is a real HTML page to Google AND to AI agents; live availability states available / none / unknown, never fabricating a zero.

New-owner infrastructure

Supabase (Postgres+RLS+Auth), Stripe-ready rails, transactional email, video hosting pipeline for listing reels, QR-scan funnel with agent-facing analytics, a full admin moderation suite, automated DB backups with a restore runbook.

Growth machinery already built

Facebook-post import wizard (agents stop retyping), building-photo moderation queue, waitlist email alerts, weekly agent digest revenue nudge, llms.txt and agent-readable site surfaces, an ambient big-screen map for lobby displays.

The AI-assessed property analytics, in detail

Local portals show you what someone typed into a form. CondoBase shows a scored market assessment of the tower, computed from the live inventory it has verified floor by floor. This is the feature no portal incumbent ships, and it is the moat a new owner inherits.

Sample tower assessment

€412,000

estimated market value · confidence ±9% (High)

Transport access87
Neighbourhood trend74
Amenity pressure62

Recommendation: list the 38–42 m² band at market, hold premium units for long-lease leads — generated automatically per tower, editable by the agent.

What the buyer gets, mechanically

  • Per-tower valuation with a confidence band, driven by the platform's own verified inventory (not scraped).
  • Transport-access, social-environment and market-trend scores, with bar visualisations rendered server-side.
  • Generated price & presentation recommendations that push the €700/month cap by default — the platform nudges toward the deal it is known for.
  • Fully wired into the agent dashboard & the listing page, governable by the admin suite.

How it earns, modelled

Five revenue channels, all priced, all instrumented, all already built for — so flipping them on is a rate change, not a build.

* Illustrative model, not results — the beta takes zero fees today, by design, so both columns are what the first year of monetisation could look like if the new owner keeps prices as set. Steady Beta assumes existing agent roster sizes and the current traffic baseline; Scaled, year 2 assumes the 12-month plan below executes. Direct-booking commission (reservations go through the wallet rails already) is excluded from both columns and would add on top.

Why the upside is unreasonable

The bet is a market timing shot, not a build

Four incumbents visible, zero doing verification, escrow, wallet-native closing or per-tower analytics in the region yet. Being early with the complete kit means the new owner forwards, not builds — and in digital platforms the first-to-structure-the-deal position outlives the feature list that got it there.

Network effects at a real ignition point

44 towers surveyed, 6 cities live, a growing verified-agent roster, listings walking in through the Facebook importer daily and a waitlist clock ticking for buildings without a live unit. Tipping a two-sided marketplace takes unit density in towers people are actively trying to rent in; CondoBase is at exactly that moment, with the machine still switched off for revenue.

Twelve-month plan, at current settings

Activating the priced channels above, onboarding the waiting agents, pushing agent-side referrals (built, keyed, tracking live), launching the per-city journal pages the sitemap already points at, and running the retention loop the digest emails already deliver. Executed, the model above scales well past its own Steady Beta column in year one.

The floor is the asset itself

A full backend, 44 surveyed tower profiles in a structured database, seven language packs, deployment pipelines, backups, an admin suite — even if the marketplace bet underperforms, what changes hands is a working, relocatable real-estate technology stack that cost a fraction of this price to rebuild from nothing.

The data room

Codebase health, live database row counts, and the honest traffic baseline — the three things a diligence team asks for first, measured from the running platform rather than extrapolated. Beta-stage facts are stated as beta facts.

Why something this alive is for sale

CondoBase was built through 2025 on outside funding — roughly a million-euro commitment from an Asian holding — that was paying for the build before any of it had to be revenue. That holding then ran into legal problems of its own, in matters completely unrelated to this platform, and its positions are being wound down. The result is not distress in the product: every system on this page is live, the codebase is current, and the catalogue keeps growing.

It is a clean window, and that is the luck in it: the platform is on the block before anyone spent a euro on marketing it, which means the new owner gets the same pre-scale asset the first funder did — and keeps the whole upside. There is no debt on it, no cap table entanglement, no earn-out, no auction. One wire, one date, done.

Figures on this page: market prices, rent averages, ownership rules and transaction volumes are sourced (and measurement-kind labelled) inline in the market section and dated to their source year; the revenue table is a labelled model, not actual results; all platform capabilities described in the box section are deployed and verifiable on inspection. This page is a sales memo, not investment advice — the buyer should form their own view.
